There are times when a company needs to bring in people to take care of a project that normally would be working elsewhere. Since it is not going to be a permanent situation, they do not want the employee to move their household, but they will need a place to reside while working. Corporate rentals can be the answer to this dilemma.
Opening a new location always requires someone with more experience to oversee the set-up. There could be a problem in staffing or maybe a problem with the bottom line that requires someone from corporate office to step in and fix things. Being able to move in, and not worry about finding a place to live, will get the situation handled quicker.
Most cities have some type of extended stay hotel that will work for a transfer of medium length. The corporation will not have to worry about furnishings and they provide the employee with a place to make their own means instead of having to eat out every night like a normal hotel. While most short transfers do not require a stay of a year, many apartment complexes are willing to work out a shorter lease term for corporations. This allows an worker to have more room, and be more comfortable. Their family may visit or stay with them part time in an apartment and not be cramped. The company may consider leasing the apartment yearly if they will have use of it often. The monthly rent will probably be lower if the lease is longer.
When more than one person is going to be travelling, an apartment allows for only one residence to be needed. Employees will have access to shared common living areas, but have their own bedrooms. A corporation should consider maintaining the lease even when it is not needed if there is a good chance it will be used frequently. The rent would be less on a longer lease, and it would avoid having to furnish a place repeatedly.
Locations in highly visited tourist areas could be more than just a place for transferred workers. It could be rented or used at no cost by employees on vacation. It would make a nice addition to a benefits package. They would also be a nice location to have seminars or to take prospective clients.
Another idea for a corporation is to buy a house. It could be used for transferred employees while they look for their own place. It would be good for semi-permanent or permanent transfers. The rent charged could pay the mortgage, and yet would be less rent than other houses in the area. It could also be used as part of the benefit package or for corporate meetings or getaways.
Whatever the situation, corporate rentals are for keeping good workers where they need to be and comfortable. Depending on how often and for how long they are needed will determine what works best. They should be a benefit to the company as a whole, not a burden.
